- 01Fixed Fee Price: $2,500Why it matters: Sometimes you don't need a full housing needs assessment, you just need to know how your population might change over the next 10+ years and how that impacts your municipality's housing stock. Population projections drive what comes next: land supply, servicing and infrastructure, school planning, and the case you make to different levels of government for community investments and grant funding.What we do: We build population projections for your community across a range of growth scenarios for the next 10 years, using existing census and CMHC data, coupled with growth assumptions vetted by your staff. We then translate that population growth into the housing changes that would be required: how many units, and in what mix of types and sizes.What you get: Three clear population projections and a concise companion memo setting out the housing mix that could accommodate each growth scenario. Enough to inform budget conversations, long-range plans, a servicing decision, or a grant application, all without needing a full Housing Needs Assessment.This services pairs well with the Housing Barriers & Readiness Review to check whether your current rules can accommodate the projected growth.
- 02Fixed Fee Price: $9,500Why it matters: You can identify a housing need and still be unable to act on it, because the rules, the land, or the process get in the way. A Housing Barriers and Readiness Review looks at whether your community is set up to enable the housing it needs, and shows you what's standing in the way.What we do: We review your statutory plans and land use/zoning bylaw through a housing lens, and scan your readiness on the ground: available vacant and serviced land, and your capacity to handle new housing growth. We assess your regulations, average lot/housing sizes, densities, permitted uses, process, and flag the specific barriers worth addressing.What you get: A focused review of the regulatory and practical barriers to housing in your community, with recommendations aligned to reduce those barriers, and a prioritized roadmap from the easy changes to the more systemic ones.Pair this with our Population Projections + Housing Needs Analysis to connect the housing you need with your community's readiness to build it.
- 03Fixed Fee Price: $9,500Why it matters: Small communities often don't realize they're running low on developable land until they're already up against it, and by then, servicing more or annexing takes years. A land supply study gives you an early read on how much room you have to grow and when you're likely to need more, so you can plan for it on your own timeline instead of scrambling when a developer or a growth opportunity shows up.What we do: We complete a high-level desktop scan of your land base, using available mapping and municipal data to sort it into serviced and development-ready, unserviced but likely developable, and land with a higher likelihood of development constraints. We then benchmark that supply against your expected residential, commercial, and industrial absorption rates and current land use/zoning to estimate how long your current land supply will last and where growth can be directed. What you get: A clear report setting out your developable land supply by land use/zoning category, with supporting maps, and an estimate of how many years your current supply will support expected growth, including the points at which you're likely to need more serviced land or need to pursue annexation. Something you can use to inform future capital planning, inform future annexation considerations, or guide decisions about where to direct growth.
- 04Fixed Fee Price: $9,500Why it matters: Day-to-day work has a way of crowding out the long-range kind, and guiding documents have a habit of slipping out of date while you're busy. An out-of-date or internally inconsistent plan suite makes every decision slower, and it's hard to know where to start first. A planning document review gives you that picture before you commit to a Council budget ask.What we do: We review your statutory plans and land use/zoning bylaw together, looking for gaps, inconsistencies, and constraints, places where your documents contradict each other, are inconsistent with what has developed on the ground, fall short of current practice, or get in the way of the outcomes you want. We then create a prioritized project list and road map that identifies where you can achieve easy wins and what requires longer-term more involved updates. What you get: A clear review of your development/community plan and bylaw suite, a gap and constraints analysis, and a set of recommendations for improving consistency and effectiveness, paired with a roadmap that sequences the work from quick wins to the larger updates.
- 05Fixed Fee Price: $9,500Why it matters Childcare shortages impact who can afford to live and work in your community. When parents can't find care, single-parent and two-income households look elsewhere, and you feel it in your community's labour force and population growth. A Childcare Needs Assessment shows you the size of the gap, what's driving it, and where you can move the needle as a municipality.What we do: We assess the current childcare gap in your community and the conditions behind it: demand against available spaces, operator capacity, the regulatory and physical barriers in the way (including zoning, site and servicing requirements, and the supply of suitable land). And throughout this assessment, we make sure we ground it in your local data and context.What you get: A clear assessment of your community's childcare gap and the systemic and regulatory factors driving it, sized and contextualized for your community. This includes recommendations and a roadmap for reducing barriers to facilitate more childcare availability in your community.
- 06Fixed Fee Price: $5,000Why it matters: A community satisfaction survey gives you a clear read on where residents are happy and where they want to see change, in their own words. If you run it annually you can track whether things are moving in the right direction year-over-year.What we do: We design a focused survey of 20 to 30 questions (vetted by your staff), host it online, and provide a printable version for residents who'd rather complete it on paper. Once it closes, we analyze the responses and pull out the themes.What you get: A ready-to-run survey, online and print options, and a clear What We Heard report summarizing resident feedback and the themes within it. This is something you can take to council, use to inform strategic work, or use as a baseline to measure against next year or previous years.
- 07Fixed Fee Price: $5,000Why it matters: Council and staff always want to know how their community stacks up against their comparators. A Municipal Comparator Report gives you a clear, plain language comparison, showing where you sit against peer municipalities on the metrics that matter most to your community. It is especially useful heading into (or coming out of) budget season, when you need to show whether your tax increase, spending, or compensation is in line with other communities like yours.What we do: We select four comparator municipalities based on clear criteria like population, region, and community type, or use the comparators you have in mind. We then pull public data and review ten key metrics, including tax rate changes, revenue and expenses per capita, reserves, and CAO/executive compensation where available. Everything is drawn from publicly available government data so the analysis is consistent and defensible.What you get: A clear twelve-page report comparing your community to its four peers across ten important metrics, with the numbers laid out plainly, and a summary analysis of where you stand and what it means. This is something you can take to council, use to support budget decisions, or revisit each year to track how your position is changing over the long-term.
